So you closed on your home… now what?!

Moving into a new home is an exhilarating experience, brimming with the promise of new beginnings and endless possibilities. As you embark on this journey, it’s essential to take care of a few key tasks to ensure a smooth transition and create a comfortable living space for yourself and your loved ones.

Complete a Walkthrough

Start by conducting a thorough walkthrough of your new home. Before you begin unpacking and settling in, take the time to inspect every nook and cranny. Take the time to familiarize yourself with essential features of your new home, such as the location of the fuse box and water valve. Knowing where these critical components are located can save you time and stress in the event of an emergency.

Safety First

Test your smoke detectors and carbon monoxide detectors right way. If you have young children or pets, it’s important to make your home safe right away. Create designated areas free of packing materials and install gates to restrict access to hazardous areas. Cover outlets, secure cords, and ensure that windows are securely locked. Take precautions to safeguard against accidents and ensure your home is healthy and safe place.

Make a plan

Before diving into the unpacking process, take some time to plan out the layout of your home. Consider the functionality and aesthetics of each room and make adjustments to accommodate your lifestyle. Having a clear plan in place will streamline the unpacking process and help you create a space that feels both functional and inviting.

Change Locks

Enhance security by changing the locks on your doors. Even if you’re not concerned about the previous owner, it’s always a good idea to err on the side of caution. Keep in mind people make copies of keys for friends and relatives over the years. Updating your locks will provide you with added peace of mind that your keys are the only way to gain access to your home.

Set up and transfers

Head over to your local post office and get your change of address complete as soon as possible to ensure you don’t miss any mail during your move. This buys you time to get your address changed on any bills you may have missed contacting. Verify your transfers on electricity, gas, water, heating/cooling, phone, and internet connections, and confirm garbage pickup arrangements with the local waste management facility.

Oh, and don’t forget about your wheels! If you’ve moved to a new area, it’s time to get a new driver’s license and register your car. Each state has its own rules and regulations, so do your homework and make sure you’ve got all the necessary documents in order.

Last but not least, let’s talk about updating your important documentation. From tax agencies to insurance companies to your employer, there are a ton of folks who need to know about your change of address. Take some time to notify them all – trust me, it’ll save you a headache down the road.

Perform a Deep Clean

Give your new home a thorough cleaning from top to bottom. Start by cleaning high-up areas like ceilings and light fixtures before working your way down to the floors. Pay special attention to frequently overlooked areas, such as door tops, light switches, and closets. Consider hiring professional cleaners for a more efficient cleaning process if needed.

Meet the Neighbors

Finally, take the time to introduce yourself to your new neighbors. Extend a friendly greeting and show genuine interest in getting to know the community. Participating in local activities and events can help you integrate into your new neighborhood and establish meaningful connections.

Moving into a new home is an exciting milestone, and by attending to these essential tasks, you’ll be well on your way to creating a warm and welcoming space where you can build cherished memories for years to come. Welcome home!

Steps for a Seamless Move: Insider Tips from a Real Estate Pro

I’ve been a trusted real estate agent for over 21 years guiding home buyers and sellers in the Cincinnati area and let me tell you moving to a new home can be an adventure!  But let’s be real – it’s not always a breeze. Whether you’re relocating across the country or just down the block, there’s always a ton of stuff to do before you can kick back and enjoy your home sweet home.

So, how do you keep your cool and make sure everything goes smoothly? Let’s break it down, shall we?

Two Months Out

It’s time to channel your inner organizer and sort through all your stuff. Trust me, you don’t want to be lugging around things you don’t need or want in your new digs. Donate, sell, or toss whatever doesn’t spark joy – you’ll thank yourself later.

Next up, it’s time to scout out some moving companies. Do your homework and get a few different estimates – and don’t just rely on phone quotes, okay? Get those movers to swing by and check out your stuff in person. Oh, and don’t forget to start a moving binder – it’ll be your trusty sidekick for keeping track of estimates, receipts, and all the details.

Stock up on moving supplies. Boxes, tape, bubble wrap – the whole shebang. And start using up those odds and ends you don’t want to cart to your new place. Nobody wants to move a half-empty bottle of ketchup.

Oh, and don’t forget to measure your new home including the majors doorways and staircases. You want to make sure your couch can squeeze through the door.

One Month Out

Time to lock in that moving company and get everything in writing. Start packing up the stuff you don’t use every day – think waffle irons and wall art. And while you’re at it, label those boxes like your life depends on it. You’ll thank yourself later.

The Week of Your Move

Refill your prescriptions and pack those suitcases to last you a few days. Reconfirm the moving company’s arrival time and plan for final payment. Oh, and make sure your fridge is defrosted and squeaky clean – the last thing you want is a soggy mess on moving day.

Head over to your local USPS office or usps.com and get that change of address squared away. You’ll thank yourself later when you’re not digging through a pile of overdue bills.

Now it’s time to do a little research on utility providers in your new area. Many tv, internet, and phone services offer bundled services, which can save you some serious dough. Do a little digging to find the right provider for you, and don’t forget to set up those services before you settle in. Just remember to prioritize setting up water/sewer, gas, electricity, and refuse/trash collection. You definitely don’t want to be left in the dark (literally) when you move into your new place.

Moving Day

Take inventory of your stuff as it goes out the door, and make sure those movers have the right directions to your new pad as well as your cell phone number. Before the movers leave, sign the bill of lading/inventory list and keep a copy.

And hey, don’t stress – you’ve got this. Moving may be a hassle, but it’s also the start of a new journey! If you need a little guidance, remember, I am here to help.

Navigating Real Property Taxes in Hamilton County, Ohio: Unveiling the Reappraisal Process

As we provide an overview of the intricacies of real property taxes in Hamilton County, Ohio, recent insights from Hamilton County Auditor Brigid Kelly shed light on the 2023 Real Property Reappraisal. In this blog post, we’ll integrate Auditor Kelly’s guidance and discuss how real property taxes are calculated, emphasizing the nuanced relationship between property values and tax obligations.

The Reappraisal Process: please pay attention!

The State of Ohio mandates that County Auditors conduct a full reappraisal of all real property parcels every six years, with statistical updates every three years. This year, Hamilton County undergoes a comprehensive reappraisal, aiming to align real property values with current market conditions. However, certified values from the State of Ohio Department of Taxation are still pending for Hamilton County. As an owner of real property, you have until March 31st to appeal your new valuation. If you miss this time window, not all is lost. You can appeal next year (by March 31st) and if successful, your new valuation will be effective for 2 years (not the 3 years that would have been the case had you not procrastinated).

Factors Influencing Tax Revenue: it’s all about payees and distributions!

Communities can boost tax revenue through many factors such as new construction and expanding the pool of taxable properties. Voter-approved real property tax increases or levies also play a significant role in shaping tax rates. It’s important to recognize that voted levies can impact taxes, and Ohio law provides reduction factors for these levies. These reduction factors aim to adjust taxes on existing properties to maintain revenue consistency.

Real Property Values and Millage Rates and Tax Calculations… oh my!

Real property taxes are intricately linked to real property values. That said, an increase in fair market value of your real property doesn’t necessarily lead to a direct increase in real property taxes. The relationship is far more complex than that; after all, we’re talking about money from multiple sources and for many varied needs and wants so it has to be a little more veiled and complex, doesn’t it? Without over complicating things, to calculate real property taxes, the assessed value of a property is multiplied by the total millage rate (i.e, the confusing part), which includes rates from various taxing authorities.

Balancing Tax Adjustments: sounds easy but it isn’t!

The intricacies of tax calculations involve adjusting taxes on existing properties based on new market values. Reduction factors come into play to balance the impact of changing property values, ensuring that the tax revenue generated remains stable compared to the previous year. This mechanism helps mitigate the direct correlation between property value changes and tax fluctuations.

So where do my real property tax dollars go?

If you’re an owner of real property, you likely have questions concerning how your check made payable to the county treasurer is disbursed. Take Mount Lookout for example, just over 60% of the real estate taxes are disbursed to the City of Cincinnati school district. The remainder, and in no particular order, the City of Cincinnati receives about 19%; Children Services, Developmental Disabilities, and the County General fund collectively receive about 11%; and the remaining 10% or so is distributed to the Park District, Public Library, Mental Health Levy, HLTH/Hospital Care for Indigent, Senior Services, Family Services, Zoo, etc. The actual distribution of your real estate tax dollars will be different depending on the location of your real property with the County.

Conclusion:

Understanding the reappraisal process and the factors influencing tax calculations provides property owners with valuable insights. Hamilton County Auditor Brigid Kelly’s guidance emphasizes the multifaceted nature of the relationship between real property values and real estate taxes. By understanding these details, county residents can navigate the evolving landscape of real property taxes with a clearer understanding of the broader factors at play.
